'Unfiltered': How agents can win when data meets ‘vibe’

On this week's episode of Real Estate Insiders Unfiltered, Local Logic CEO and Co-founder Vincent-Charles Hodder talks about the alchemy of using data to capture the vibe of a place at scale — a challenge that his company has embraced.

"We want to be a part of every real estate decision in the world because we believe that we have something to add to all those decisions," Hodder said. "The way we want to do that is by quantifying and making information available on everything that happens outside of the four walls of an asset."

Their information-gathering goes deeper than whether or not there are sidewalks, to looking at how wide they are. And noise hits differently from different sources — so what are they? There's the "sense of enclosure," meaning the ratio between the height of surrounding buildings and the street. "What about the built world is creating that vibe? We know it's a combination of things," Hodder said.

Watch now to see what this can mean for agents: "What we're trying to do is we're going to make every single agent the expert of every single location they're going to be working on," Hodder says.

And do it in a way that isn't just a data dump, but a report that makes it easy to communicate the characteristics of a home in a richer and more meaningful way. The right information, presented the right way, can make the emotional elements of homebuying easier to navigate.

"Wouldn't it be amazing to help folks make better decisions and get access to more information so that we're making sure they're making sure that they're making the right calls with regard to where they live, how the kids are going to grow up, but also the financial aspect?" Hodder asked.
