NextHome CEO James Dwiggins has emerged as a significant voice on the topics that are shaping the real estate industry: lawsuits, innovation, leadership. But Dwiggins doesn't just answer questions, he asks them of guests on Real Estate Insiders Unfiltered, his podcast with Keith Robinson, NextHome's chief strategic officer.

On this week's episode of Real Estate Insiders Unfiltered, hosts James Dwiggins and Keith Robinson are joined by fellow podcasters Rob Hahn (The Notorious R.O.B.) and Greg Robertson, real estate tech pro and founder of Vendor Alley.

The four industry veterans share hot takes on timely topics and place bets on what's ahead (someone might be owed a steak).

On new forms:

  • "I would argue that eventually we're going to end up in a place where the states have to come in and come up with a more standardized process, because we're going to create a mess of this thing." — James

  • "What I worry about actually is agents getting so hung up and brokers getting so hung up on the forms that they lose sight of actually taking care of the human being in the transaction." — Keith

On the future of portals:

  • When any agent could buy leads on Zillow, poor responsiveness made "the Zillow brand go in the toilet. So now they curate all that stuff, right? Homes.com, there's no curation. That could end up hurting the brand because the agents are not really responding." — Greg

  • But can portals even stay relevant? "I can't help but feel like it's too late. The portal play made tons of sense 10 years ago, right? … But we're on the eve of the entirety of the search experience potentially changing, where no one's going to go to Zillow." — Rob

On where the industry goes from here:

  • A big watch-out, come January? "I think it's going to be a Department of Justice investigation into office exclusives in the Clear Cooperation Policy." — James

  • And over the next 24 months? "I think we are going to remove one of the biggest albatrosses, the millstones around the industry's neck, which is the Realtor association. I don't see how they survive." — Rob
