Compass retains the top spot among US brokerages
With over $231 billion in sales volume last year, the firm — which has been on an acquisitions spree — ranked No. 1 in the Mega 1000 list of top brokerages.
Key points:
- Coming in at No. 2 was Anywhere Advisors — a collection of brands including Coldwell Banker, Sotheby’s International Realty and Corcoran — with a combined sales volume of $187 billion.
- Real Brokerage was the biggest mover, doubling its sales in 2024 and jumping up five spots to No. 5.
- All but one brokerage in the top 10 saw increased sales volume last year. Howard Hanna was the exception, with volume relatively flat but dipping slightly.
For the fourth year in a row, Compass has taken the No. 1 spot in the T3 Sixty Mega 1000 ranking of the top brokerages in residential real estate, fueled by electrifying growth and powerhouse acquisitions.
Compass increased its sales volume by just over 25% in 2024, helped in part by its $444 million deal to acquire At World Properties — parent company of @properties Christie's International Real Estate and a former member of the Mega 1000 top 10 in its own right — as well as the additions of Latter & Blum, a New Orleans firm with more than 3,000 agents, and Parks Real Estate, Tennessee's top brokerage with 1,500 agents.
The brokerage giant's biggest potential move was one that didn't happen, though some in the industry continue to speculate about a reported deal between Compass and HomeServices of America despite a strong denial from HSoA President and CEO Gino Blefari.
Compass closed out the year with $231 billion in sales volume, putting it more than $44 billion ahead of second-place Anywhere Advisors, a massive brokerage operation that includes owned and operated offices from brands including Coldwell Banker, Sotheby's International Realty and The Corcoran Group.
'An industry in motion'
This year's rankings reflect the movement toward brokerage consolidation and the influence of technology — often touted by Compass as a key recruiting tool — and alternative compensation models on agent attraction, retention and overall growth.
"The Mega 1000 isn't just a list; it's a map of an industry in motion," said Jack Miller, president and CEO of T3 Sixty. "These rankings reveal the fierce competition and bold strategies reshaping the top echelons of residential real estate."
Real on a roll: The biggest mover in the top 10? The Real Brokerage, which doubled its sales year over year and vaulted into the fifth spot from No. 10. The company has continued to see massive growth in agent count and revenue, which exceeded $1 billion for the first time in 2024.
Real credits its popular revenue share model and emphasis on home-grown agent technology as key contributors to its success.
Up-and-comers: Two newer players had a strong showing in this year's rankings. Side — a platform launched in 2017 that caters to teams and boutique brokerages — landed at No. 9, and Peerage Realty Partners, which entered the U.S. market in 2019, rounded out the top 10.
(Almost) everyone is growing: All but one of the top 10 brokerages in the Mega 1000 saw increased sales volume in 2024, with the exception of Howard Hanna. The nation's largest family-owned brokerage stayed close to even with $34 billion in business, representing a 0.3% drop in sales volume compared to 2023.
The best of the rest
T3 Sixty also ranks enterprises, franchise brands and franchisees.
Anywhere continues its run as the top enterprise, achieving scale with Anywhere Advisors — its owned brokerage that took the No. 2 spot on the Mega 1000 — as well as several national franchise brands that live under the Anywhere umbrella.
Christie's International Real Estate made its debut on the T3 Sixty ranking of top franchise brands, coming in at No. 7. The brand evolved from a luxury network into a formal franchise operation in 2021 "and has achieved staggering growth since then," T3 Sixty said in a statement.
RE/MAX Gold Nation held onto its place as the top franchisee for the fourth year in a row with more than $13 billion in sales volume.
